Properties of the Week: Three Cambridge Almost-Singles

May 21, 2010

It’s usually pretty simple to distinguish a condo from a single-family home. But not always. This week I saw three great homes that are technically condos, but not so different from single-families.

Case in point #1: At the corner of Hamilton and Pearl, renowned local architect Mark Boyes-Watson gut-rehabbed an elegant 1873 Italianate-style home and built a new home next door as a charming complement. Both have gorgeous kitchens and baths and fantastic landscaping. Together they form a two-unit association.

209 Pearl Street (the renovation): 3 BR/3.5 baths, 2343 SF – listed at $1,365,000

171 Hamilton Street (new construction): 3 BR/3.5 baths, 2067 SF – listed at $1,365,000

Case in point #2: Formerly a carriage house, 328 Broadway, U:R is now one unit in a ten-unit association, but completely detached from the other nine, all of which are commercial (offices) in a second building closer to the street. The only shared expense between this unit and the others is the master insurance.

328 Broadway, Unit R: 1 – 2 BR/ 1 bath, 1208 SF – listed at $489,000
